What a wonderful job of pressure washing my lanai/ pool area! It is spotless and they carefully moved everything and put furniture back when finished. I will definitely use them again.
We clean the algae and stains off your pavers, put the joint sand back, and seal the surface to help protect it from moisture and fading. Every job starts with a look at your pavers and a written estimate.

What it covers
Start here
Pavers go wrong in different ways, and each one has a different fix. Find the one that looks like yours. If you are not sure, send us a photo with your estimate request and we will tell you which it is.
Green or black buildup, weeds in the joints, stains that sweeping will not move. The pavers sit tight and the surface is stable.
Cleaning, then sealing if you want it
Gaps between the pavers, sand left on the driveway after rain, weeds pushing up through the joints.
Joint sanding, then sealing to lock it in
A hazy film or flaking patches means the old coating is failing. More sealer on top may not solve it, so we look at it first.
Low spots, rocking pavers or a lip you could trip on. Sealing does not level pavers. They get lifted and reset first.
Not sure which one is yours? A few photos and a short description are enough for us to point you the right way.
Get a free estimateThe process
Each stage sets up the next one. Seal over dirt and you lock the dirt in, which is why the order never changes.

We look over your pavers and any sealer already on them, then clean with pressure that suits the surface. Algae, mildew, weeds and stains come off first, so there is nothing left to seal in.
With the surface clean, we check the joints and put sand back where it has washed out. We always do a wet sanding application with paver joint sand on every sealing project. Full joints let the pavers sit tight against each other and leave less room for weeds and water to get in. Want to pick the sand color? See the joint sand options from our supplier.

When the surface is ready and the weather is right, the sealer goes on across the whole area. It locks in the joint sand and helps protect the pavers against moisture and fading. We go over the sealer and the finish with you when we quote the job.
Where we work
Brick paver sealing in Sarasota usually means one of these spaces. Each is used differently, so each job is planned around how you use it.

Driveway paver sealing has to stand up to cars, tire marks and full sun. We plan the job around when you need your driveway back.

Feet, rain and shade. Algae shows up here first, and it is the first thing guests walk over.

Pool deck paver sealing deals with constant water and sun. Furniture and planters come off before we start, and we can arrange help moving them for a fee.
Plain concrete is a different surface, see concrete cleaning and sealing. Natural stone and marble need their own care, see natural stone cleaning and sealing.

Fast and very professional. Patrick was on site immediately and provided exceptional service. His pressure washing of my driveway and walkway was immaculate. I look forward to using him again in the near future and will be recommending him to all of my friends and neighbors.

Patrick and his crew were hired to wash our house and roof as well as to seal our pavers. Patrick and crew were impressive. They carefully protected our trees and bushes, communicated well with each other, and ensured that every speck of mold was off of our roof, soffits and gutters. They prepared our house in every way for an imminent exterior painting. We joked that the house now looks so good that we might forego on the new paint job! In short, Patrick and crew instill experience and confidence.

Patrick's pressure washing is simply the best! When we needed our barrel tile roof cleaned prior to an exterior painting job, Patrick squeezed us in and completed the job perfectly. Patrick's very careful with plants, covering them, he's very knowledgeable and experienced, honest and reliable. He and his crew were very organized, dependable and friendly. We highly recommended - so happy with the roof and house pressure cleaning that we are having him back to strip and seal the driveway pavers. Thank you, Patrick!!

Great experience! Same day quote, fit me in the schedule quickly, and did an extremely thorough job! Our neighbors even complimented the special attention to detail. Highly recommend!

Patrick and his team earned all 5 stars and if I could give them more, I would. I have had a variety of companies and individuals over the years pressure wash and seal our lanai but no one has taken the time and care to "do it right." There was no rush to complete the job, but rather, spend the time and do it properly. Patrick even came back the next day to again make sure that we were happy with their work AS WELL AS offer to help put our furniture back on to the lanai! MAGNIFICENT work ethic and we will certainly use him and his company in the future.

Great, professional service from Patrick and the team. Patrick met with me to go over the entire job to clean my lanai, was very knowledgeable about what needed to be done to prevent staining and even came back to seal some leaking spots on my lanai. Very good rates and communication as well. Highly recommend.

Patrick was dedicated and thoughtful throughout the entire process--clear communication, careful around the landscaping and pool and we are so pleased with our results. Highly recommend!

Patrick was great. He was able to fit me in between jobs to fit my timeline. I had a small area needing power wash in front porch. Fair pricing. Thanks!

Patrick and his crew did an excellent job in clearing our roof. And as requested was able to complete the job without standing on our 22 year old tiles.

Cost and warranty
We do not post a flat price per square foot, because two driveways the same size can need very different work. Once we have looked at your pavers, you get a written estimate that lists what is included. The estimate is free.
What moves the price
Patrick stands behind the sealing he puts down. Ask for the warranty terms in writing before the work starts, so you know exactly what it covers. The warranty is for paver sealing, so ask about the terms for any other service on your estimate.
After the seal
Fresh sealer needs time before it takes traffic. These are the typical times. Your job gets its own instructions, because the weather and the sealer used can change them.
Stay off the pavers for about a day after sealing.
Keep cars off for about two days.
Irrigation stays off while we seal and for the aftercare period we give you.
Regular sweeping and a gentle rinse keep a sealed surface clean. It does not need high pressure.
Dull spots, or sand starting to leave the joints? Send a photo and we will tell you what it needs.
We can set up annual or semiannual cleaning for your property. Each visit is a chance to look over the sealed surface and decide if it needs more.
Why Patrick's
A paver job is only as good as the prep behind it. That is where we put the time.

The pavers and any old sealer get checked first, so the plan fits what is actually on your surface.
Patrick Adams, a 5th generation Sarasota native, has built this business over 11 years and stays hands on.
Including workers' compensation.
You get drying and cure instructions for your project, not a one size answer.
…no one has taken the time and care to "do it right."…
How it works
Four steps, and you know what is coming at each one.
Call, text or send the form. Tell us what you see and add photos if you can. When a job needs it, we come and look in person.
It lists what is included and why. Nothing is scheduled until you approve it.
We send preparation instructions. You clear furniture, vehicles and anything movable, and turn the sprinklers off. Then we clean, sand and seal.
We check the finished job with you and go over any aftercare. Payment comes after that, and we follow up to make sure you are happy.
Questions
Yes. Sealer goes on last, because sealing over algae, stains or loose dirt just locks them in. Cleaning comes first, then we check the joints and put sand back where it is needed. Some pavers only need that much, and sealing is a separate decision. Before any of it, we look at the pavers and any sealer already on them to decide what your job needs.
Usually not as it is. White, cloudy or peeling sealer means the old coating is failing, and more sealer on top may not fix that. We look at it first. If the old coat has to come off, that is paver stripping and restoration, which we also do. Ask for an assessment and send a few close photos.
It depends on the size of the area, the condition of the pavers, any old sealer that has to come off, and how easy the space is to reach. We do not guess from a distance. After we look at your pavers you get a free written estimate that spells out what is included.
For a typical job, stay off the pavers for 24 hours and keep vehicles off for 48 hours. Weather and the sealer used can change that, so go by the instructions we give you for your project. Sprinklers stay off for the aftercare period too.
Patrick gives a minimum 3 year warranty on paver sealing. Ask for the terms in writing before the work starts, so you know exactly what it covers. It is a paver sealing warranty, so ask about the terms for any other service on your estimate.
Yes. Please clear furniture, decorations, vehicles and anything else movable from the work area before we arrive. If you need a hand, tell us ahead of time. We can arrange moving help for an extra fee.
Sealing does not level pavers. Settled or uneven pavers need to be lifted and reset first, which is paver repair and releveling. Tell us about them when you ask for your estimate so the plan covers both.
