  • Visit by visit scope

The schedule

A schedule based on your property.

Patrick talks through annual or semiannual cleaning based on what your property needs. The surfaces, the scope and the timing are agreed after we assess it.

  • Annual cleaning

One full visit a year for properties that need it.

  • Semiannual cleaning

Two visits a year where growth comes back faster.

  • A mix by surface

Some surfaces need attention more often than others. We can plan a visit by surface.

  • Nothing binding online

There is no automatic subscription. We agree the scope and timing with you after we assess your property.

Not sure how often your property needs it? Ask, and we will look before we suggest a schedule.

Each visit

Choose what each visit covers.

A maintenance visit is scoped in writing, so you know whether it is a full wash or a lighter pass.

  1. Textured paver pool deck inside a screened lanai with a narrow plunge pool and a lake view

    Assess your property

We look at the surfaces, their condition and what has grown back since the last visit.

  2. Low angle on wet interlocking pavers with a bluish sheen and standing water drops

    Agree the visit scope

We list the areas for this visit, and keep any restoration or sealing as a separate item.

  3. Wet asphalt parking lot at dusk in front of a row of tan commercial buildings with a green machine and cone at the left

    Clean and review

We clean the areas on the list and go over the result and the next visit with you.

What we look after

Care for sealed pavers and more.

Maintenance is a chance to look over a surface we have worked on, or one someone else sealed.

  • Extreme close up of wet tan pavers with water droplets and sand joints

    Sealed pavers

We look over sealed surfaces and recommend a clean or a reseal only when it makes sense. A visit does not extend a warranty or include resealing.

  • Large light gray pavers around a pool beside a white house, clean and even

    Pool decks and lanais

Wet, shaded areas that grow algae. They suit a regular look.

  • Detergent foam spreading in a wavy line across a brick paver driveway with the work truck and trailer on the street

    Commercial properties

Walkways and common areas on a schedule that fits the property.

Returning customers

Returning customer options, in plain terms.

Patrick invites returning customers to ask about maintenance options. There is no published subscription price, fixed discount or loyalty program, so we quote the actual scope.

What moves the price

  • Which surfaces each visit covers
  • How often you want visits
  • The size and condition of the property
  • Any restoration or sealing added
  • Access, and where the water comes from

Customers keep coming back

Customers have used Patrick's for ten years in a row. We start with what your property needs.

After each visit

Review the results and adjust the plan.

The next visit should reflect how the property actually looks, not a calendar.

Good to know

  • A review each time

After a visit we go over the result and decide what the next one should cover.

  • Aftercare

When a visit includes sealing, you get drying and curing instructions for the job.

  • Resealing is separate

A maintenance visit does not include resealing unless we agree it. See paver cleaning, sanding and sealing.

How it works

From first call to a regular schedule.

Four steps, and you know what is coming at each one.

  1. Talk it through

Call, text or send the form. Tell us what you see and add photos if you can. When a job needs it, we come and look in person.

  2. Get a written estimate

It lists what is included and why. Nothing is scheduled until you approve it.

  3. Prep and work

We send preparation instructions for the visit. You clear furniture and movable items from the work areas, and then we clean what the scope lists.

  4. Walk it, then pay

We check the finished job with you and go over any aftercare. Payment comes after that, and we follow up to make sure you are happy.
