What a house wash includes.
A house wash cleans the outside walls of your home with a soft wash: low pressure and a cleaning solution made for the surface. Trim, soffits and the outside of the gutters can go in too. Your estimate lists exactly what is covered.
Exterior walls
Stucco, siding and painted surfaces pick up algae, mildew and grime. Cleaning the walls is the main job.
Trim and soffits
The details under the roofline and around the windows can go in the same visit. We confirm them in the estimate.
Gutter exteriors
We can clean the outside faces of the gutters. Clearing debris from inside is a separate job, see gutter cleaning.
What a wash will not do
It cleans. It does not repair peeling paint, cracks or damaged siding, and we point out anything we notice before you approve.

Why we soft wash home exteriors.
A soft wash is not a pressure washer pointed at a wall. It uses low pressure and a cleaning solution, so the walls come clean without the force that can damage paint and siding. Hard surfaces like driveways are a different job with a different method.
Look at the surface
We check the wall material, the paint and anything fragile, like loose trim or old caulking, before we choose how to wash.
Soft wash with low pressure
The cleaning solution loosens algae, mildew and grime, and a gentle rinse carries it away. Force is not doing the work.
Rinse and look it over
We rinse the walls and the details, then go over the result with you when the job is done.

Your part is short. Ours is protecting what is around the walls and leaving the property tidy.
Your landscaping
Plants and landscaping along the walls are protected while we work, and we clean up after. Reviewers mention this care by name.
Clear work areas
Move furniture, decorations and anything else movable away from the walls. If you need a hand, ask us ahead of time. Moving help can be arranged for an extra fee.
A walk through at the end
When we finish we go over the result with you. If something is not right, that is the time to say so.

The price depends on the size of the house, how much buildup is on it, how easy it is to reach and what else you want cleaned. We do not quote a square foot rate over the phone. We look at your house, then you get a written estimate. We agree the day with you when you approve it, because the weather has a say.

The shady side of the house, which is also typically the north facing side, shows organic growth first, along with the other shady sides. A green or dark haze coming back on the siding or soffits is the sign to call. Send a photo and we will tell you if it needs another wash.

We send preparation instructions. You clear furniture and decor from along the walls and keep the work areas open. Then we soft wash the exterior.

No. Patrick soft washes home exteriors, which uses low pressure and a cleaning solution made for the surface. Hard surfaces like driveways can need a different approach. Your estimate says which areas get which method.
Are the roof and driveway included?
They can go in the same request, but they are separate surfaces with their own methods. Ask for a full property estimate so the written scope lists everything you want cleaned. See full property cleaning.
What should I move before you arrive?
Clear movable furniture, decorations and anything else from the work areas. If you need a hand, tell us ahead of time. We can arrange moving help for an extra fee.
How much does house washing cost in Sarasota?

Will washing the house fix peeling paint?
No. A wash removes buildup. It does not repair paint, cracks or damaged siding. Some customers have had the house washed before painting so the painter starts on a clean surface.
